Steps to reproduce the issue

While working on: #36312 It has been found that the messages from here: https://github.com/joomla/joomla-cms/blob/3.10-dev/libraries/src/Updater/Adapter/ExtensionAdapter.php#L144-L155 does not show on core updates in the best case within the pre upgrade checker.

Expected result

Show a specific message DB Version does not match or PHP version does not match or stability does not match

Actual result

after merging #36312 there is a more general message shown but no longer the wrong infos from the pre upgrade checker.
